Building Automation Support Specialist

WHY THE JOB EXISTS
Position serves to support and assist Walter Reed National Military Medical Center facility management operations and construction projects.  Proactively addresses issues associated with current practices and processes for facility and construction programs with a focus on monitoring Medical Center Heating Ventilation and Air Conditioning control equipment and to correct equipment operations based on control parameters.  The work will support the planning, coordination, and support in scheduling activities concerned with the construction and maintenance of structures, facilities, and systems. The work involves participation in the conceptual development of construction projects and support in its organization, scheduling, and implementation.


Work Location:  Walter Reed National Military Medical Center, Bethesda, MD.  One position is available.


PRIMARY DUTIES
Work involves a variety of the following duties:
  • Assists Hospital Engineer in determining the condition of Direct Digital Controls supporting Medical Center HVAC equipment. Recommends to Hospital Engineer parameters to correct DDC controls on HVAC equipment such as air handler units, exhaust fans, and refrigeration systems. Makes DDC changes to correct air flow, temperature, pressure, or other interior environmental conditions.
  • Assists in monitoring DDC alarms, assists Hospital Engineer in determining the condition HVAC equipment conditions which initiate these alarms, adjusts DDC controls as necessary, and coordinates corrections of mechanical deficiencies with maintenance technicians.
  • Assists in researching air flow rates and air pressure differentials in negative pressure and positive pressure patient care rooms. Assists in evaluating deficiencies and works with health care professionals such as Infection Control, Industrial Hygiene, Mechanical Engineers, and Nursing to correct these deficiencies. Implements corrections based on Unified Facilities Criteria and Facilities Guidelines Institute accepted standards. (Examples of areas serviced are Urology, Intensive Care Unit, Urology, & Bio Safety Lab)
  • Makes recommendations to an electrical engineer or engineering technician regarding revisions to the building automation hardware and associated building automation system functions.
  • Assist medical facility personnel in the preparation of necessary project requirements and coordination when needed for addition and modifications of building automation systems.
  • Assists the electrical engineers or engineering technicians to design and implement various building automation hardware and computer software systems.
  • Assists in implementing energy conservation measures by utilizing and/or modifying the existing building automation system features.
  • Assists in performing necessary commissioning, diagnostic, and maintenance procedures such as field verification of system failures to insure the proper operation of building automation systems.
  • Assists in monitoring building automation system equipment and alerts HVAC technicians and operations engineers of HVAC problems. Teams with Zone Managers and HVAC technicians to correct environmental conditions within the Hospital.
  • Assist in editing of computer programs for building automation system to modify alarm specifications
  • Assists in coordinating computer and associated building automation system hardware service work.

KNOWLEDGE, EXPERIENCE AND SKILL REQUIREMENTS
  • Five years of work experience specifically involving operations and maintenance of a Building Automation System within a Health Care setting.
  • Experience in computer programming, mechanical systems and various building automation hardware and computer software systems.
